University House BLVD is a 5 story, 300 unit, 685 bed student housing development serving the students of the University of North Carolina at Charlotte (UNCC). The project is located at the corner of University City Boulevard and Mallard Creek Church Road in Charlotte, North Carolina and is within walking distance of the University. It consists of 382,000 SF of residential units and amenities, with a 211,000 SF, 640 car parking garage.
The project’s extremely difficult topography dictated stepping down the buildings, and allowed the creative exterior amenities solution of a two tiered 30,000 SF courtyard.
The lower tier of the courtyard sets the tone for the ultimate student lifestyle experience. The focal point of this tier is a resort-style zero entry pool with a 12′ LED outdoor screen, surrounded by chaises and canopy day beds. The “L” shaped upper tier activities are centered around outdoor living, yet are visually connected to the energy of the pool below. This area features a BBQ grill area, open-air living room with an outdoor TV, bocce ball court, and game area overlooking the basketball and pool area. Additional outdoor seating is provided here to tie in the architecture and the retaining wall.
The interior amenities also took advantage of the unique topography with a 2 story multi-purpose leasing center and a Community Lounge with 14′ ceilings. A gaming area and multiple 65″ screen TVs are provided for entertainment.
The importance of Academics is also highlighted throughout the project. On the first floor, conveniently located next to the Leasing Office, is a cyber-lab offering Macs, PCs, and a printer station. Upstairs, two conference rooms with Smart TV’s are available 24/7 as study areas.
